How many bedrooms are the units?

We have two, three, and four bedroom villas. We offer many different custom floor plans.


Is this a maintenance-provided community?

All exterior maintenance and lawn care is provided with the exception of snow removal and window cleaning.


Do you have leasing income requirements?

Yes.
We require a minimum credit score of 650 with no outstanding or past due debt. Our income requirements are three-times the monthly rent in net income. Example: $1,650 Rent = $5,000 NET monthly income.

Do you require a security deposit?

Yes. The security deposit is paid to secure the property and held until the tenant moves out and has the property cleaned. The security deposit is equal to one month’s rent and is fully refundable provided the property is left clean and undamaged.


Are these units pet friendly?

A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile, a “no pet” profile, or request accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you are unable to complete a profile online and need help please contact your leasing agent.

There is two pet per unit max in addition to a combined weight of 50 pounds or less. Breed restrictions do apply.


Are utilities included in the monthly rent?

No. Tenants pay all utilities including electric, gas, water, trash, internet, and cable.


Is there an HOA?

Yes. We have a homeowner’s association with rules and regulations to keep the neighborhood looking as it does today. Please see the section on the website covering the covenants and restrictions. All tenants must sign a document agreeing to abide by the rules prior to moving in.


Do I need renters insurance?

Yes. We require all tenants to have renter’s insurance with liability coverage of $100,000 naming landlord as additional insured which must be in place before moving in.
